I was happy with this company for the majority. BUT, I was not happy with the appraisal process, and not having option of hiring my own. The one chosen for me, got paid no matter what the appraisal came back as. It was obvious no effort was put into finding actual comparable homes, as many positives about the home were left off appraisal, and it was being lumped in with cash sales and fixer-uppers that were selling (this was an older home that had no issues and had been WELL taken care of by a single family since bought new... not a fixer upper, just outdated in areas). When supplied with similar homes with some renovations already done, they were completely rejected, because of the renovations. Not that these renovations were quality, just that they had 'updated'. So just be aware, they won't do an actual appraisal for the home value based on the current market, and you won't be getting a refund. Its almost a scam to continuously low ball the appraisals to have to get multiple homes appraised in order to qualify for one eventually. I ended up just taking the hit, and bringing the difference in cash to closing, as I did not want to deal with this aspect of it again. I felt this could have been handled much better than it was. And the appraiser wasn't willing to budge an inch...even when informed NOTHING was selling in the area for what he appraised at, EXCEPT fixer-uppers and cash sales. And to buy a different home that had been renovated would have added an additional $50K to my loan, not to mention I likely would have been outbid on it, as has been the market in this area, which I tried to explain....but fell on deaf ears.
